Can anyone explain pls why this issue is stil unresolved, my bank telling me that open rent has send the money back but there is no funds how it is possible?

This is a forum chat for tenants & Landlords, so no-one on here is likely to have access to your financial information.

Assuming you have checked with the Landlords who you placed the holding deposit with, that they have processed the refund via their Openrent platform, you might be better to contact openrent directly;

Thank you for your time. One of the landlord has blocked me from the chat and the other one said that they didn’t knew nothing about the payment and told me that the open rent as a company sometimes act without their permission. Now the only thing remains is to act with my solicitor against open rent with all the proof of the payments I’ve got.

Have you messaged Openrent? Did they respond? I doubt your action for a non returned deposit should be against Openrent. They are acting on your Landlords instructions.

Your message above says that your bank have told you that Openrent has sent the money back, but it hasn’t arrived, which makes no sense to me.

Hi Karl and thank you for replying to my messages, yes I had spoke with open rent and they told me that they’re going to let the landlord know about this, but as I said one of the landlord before to blocked me from his forum messages told that he doesn’t know nothing about payment and he was the first one to tell me that the money has been sanded back to my bank account I called my bank and they told that they can see the amount of the money but there are no funds and this is the clue of the money question because my bank has never lied to me. What do you suggest me to do? Thanks for your help

Keep pursuing it through openrent if they took the deposit.

I will do that but this is crazy to keep pursuing them for something that should have been done straight away from open rent I can’t stop thinking about them that they are a big scammers

Openrent are NOT scammers. I’m sure there is a perfectly simple explanation. If they told you they will let the Landlord know, it sounds like your Landlord might be the one slowing things down or refusing the refund of the holding deposit.

I still remain very confused how money could have been sent, that your bank know about it yet the money isn’t there. This makes no sense to me.

In the last 16 days since your original post, what explanations have you had from openrent, & your bank to explain this?

Hi,

Both of these payments were fully refunded before your original post here. As we’ve already shared with you, refunds can often be in the form a reversal. See more details here:

That link also tells you where to go to get a tracing number you can supply to your bank if you want to query what happened for any specific refund on our site.

Please do read the information above fully. If you still think there is an issue, and you’ve spoken to your bank, they will be able to compel us (and any merchant) to return the funds. But I can guarantee in this case it’s already happened over a month ago.

It’s worth noting this information isn’t specific to OpenRent, and is true of any purchase and refund you make with your card anywhere.

That’s what I know I contacted my bank directly and I send them the reference number of each missed payment and they told me that the open rent sends once the money back and afte the kept them back again as I will show you in four pictures below

Those screenshots seem to show the payments being refunded (revertido) with the money coming back in. But I’m afraid I’m not your bank, so if you’re unsure what their statement is telling you then do contact them. You should ask how much money OpenRent have taken from your account in total taking into account refunds, and the answer should be £0.

My bank has been always transparent with me and I trust them. I will call them again today and I will say exactly what you are saying and I will let you know. What’s next

This really doesn’t seem like something you would need to ask your bank. Log in & print a proper statement off & look what money has gone out & what money has gone back in. Surely you are confident of these figures, otherwise you should not be complaining.

If an amount has come off your ‘available balance’ only and not your ‘actual’ balance, ie this can happen on provisional payments approved which are then never actually claimed, then this will reverse but can take upto a month.
