Hello, how long does an applicant have to complete their referencing check details? The appliant is on holiday and would need to be back in the UK on the 24th to ask about their eomplyer contact. Will there be a time limit such that after a certain period of inactivity, the reference check will be cancelled?

Thanks for posting - we won’t simply cancel a reference report if there is information to provide. So for example, if the tenant fills out the form but is missing an employer contact, we can still carry out all of the rest of the referencing process and supply a report. If the tenant has an employer referee they’d like to add later, that should be fine and we can re-open the reference - but with bank verification it’s possible an employer reference wouldn’t be something you needed.
If the tenant doesn’t supply any details at all, then yes, you can cancel and will be given a full refund.

However, if youve taken a holding deposit, the default is that it must be returned after 15 days.

I know you’re not a Rent Now user, but we automatically guide landlords with regards to the “Deadline for Agreement” if it becomes a concern. I suspect many landlords not using Rent Now do get caught out by things like this in the legislation though!

Yes, thats helpful. I do tend to post with the wider forum membership in mind in case the info is useful to others. In that spirit its also perhaps worth mentioning that it is possible to vary the period where the holding deposit can be held to more than 15 days, but this has to be done by agreement in advance, usually as part of the holding deposit agreement.

As the prospective landlord …am I allowed to contact the previous landlord to double check all is well b4 i agree to rent …as a bit nervous about this ?
