How to add tenant without referencing?

Hi, I have found a tenant, and have initiated reference for the guarantor on Openrent, but when I try to add the details of the tenant it is asking me to pay for referencing of the tenant. I do not want to do reference of the tenant as the the reference for guarantor is already in progress. is there any other way to add the tenant details? Any help will be appreciated. Thanks

you’ve taken bank statements off both applicant and guarantor already, right?

Good stuff. Ideally, you’d reference applicant first and, if they pass, then go on to the guarantor. Otherwise, you risk referencing a guarantor who is unnecessary because your applicant fails and/or gives other red flags.

Did you check guarantor owns property on land registry?

Oh no. I have already initiated a referencing for the guarantor as the tenant mentioned that they might not pass the referencing. Shall I do one for the tenant as well? The guarantor does not own any property here in UK.

Are you using ‘Rent Now’. if so when the tenant starts that application their details will be already populated for you to see, and then you can add the guarantors details.

Yes, i am using Rent Now, but the tenant name is nickname on their profile, so only it shows up. When I try to add the Tenant’s proper name now OpenRent is forcing me to do a referencing.

That’s the point to pause. Why don’t they think they’ll pass referencing?

If they don’t, and you end up being owed thousands because the tenant and guarantor refuse to pay you, how are you going to claim against them? The guarantor has to be someone who has a assets against which you can make a claim. No home = no assets (probably). And if the guarantor isn’t in the UK, then they’re going to be as useless as a letterbox for email.

OR screens have never tried to force me to do anything. The applicant makes an application. I choose to add extra tenant or guarantor. I choose (& its very easy to do) if to add referencing or not.

If the applicant has made an RentNow application in their ‘nickname’, then maybe they need to change this when they log in. I did an internet search on this, and it says;

An applicant can change their name details on OpenRent

by logging into their account and editing their personal information in the ‘Edit Profile’ section. If the change is for an ongoing application and referencing has not yet been completed, the updated name will reflect across the application and referencing report. If referencing is already completed, the applicant will need to contact OpenRent’s referencing team to ask them to reopen the reference for editing
