I posted an advert for my rental property 11 days ago. At that point I received a ton of enquiries - however, many didn’t meet my rental criteria. I live overseas so I’m extra cautious about finding someone reliable and long-term, as it is difficult to organise new tenants while not in the country. We did a few viewings but they didn’t progress into anything.
I now haven’t received any enquiries for around a week, and I’m wondering if there is any way to “boost” the listing? Or can I cancel the current listing and re-list? The property is available now so I’m hoping to get someone in ASAP, and unsure why I’m now not receiving any enquiries at all.

Put on rightmove if not already there
Look at price of similar properties on rightmove and Openrent to make sure competitive.
Be patient - good tenants are busy at work so have to fit viewings round that
Be extra careful- due to RRA end of s21 on 1 may there will be some extra tenants being evicted at moment by a previous s21 who their prev LL didnt want to keep long term (as well as some unlucky as LLs reduce portfolios or quit P RS)

Too soon but if needed drop price
Nothing to stop you canceling and re listing
