We have viewings arranged for today, tomorrow, and Saturday. We are wondering what to do if one of the prospective tenants tells us today that they wish to go ahead, when we have already committed to viewings with other Prospective tenants?
Do we tell everybody that we are going to let them know on Monday, and risk losing them?
Or accept them (subject to referencing), and continue to show it to other prospective tenants in case the references don’t come through?
Hi Amanda, I am a new Landlord. In my case all the future viewings were cancelled automatically, once the tenant pay the holding deposit and I accept it. I hope it answer to your question.
holding deposits are a complete waste of time IMO. Keep doing viewings until you find someone you want to rent to. Keep advertising and taking enquries until that person signs the TA and pays first month’s rent and deposit. Only then stop advertising. Things can fall through at any point up until then. Keep everyone posted of the situation and where they are in the queue.
I once had 4 potential viewings over a few days and told them all that I would be making a decision after all the viewings.Remember some viewers may not find that the property is suitable for them. Once you have decided on your tenant, inform all the other viewings as soon as possible. At each viewing ask more questions again and get as much information as you can about each potential tenant. You make the final decision and don’t be pressurised into making the incorrect decision. Always remember this is a business.
