I am looking for a replacement…why does it seem so hard?

I am looking into a tenancy replacement for the current flat I am renting as I wish to go back home (I am an international student and recently graduated).

It’s primarily a private student residence flat (but professionals are allowed as well) in the centre of Canterbury, close to universities so it’s a great location (the price might be high but couple are accepted which make it’s quite convenient).
I listed the property about two/three months ago now and had no luck whatsoever in finding someone. I seem to receive a few enquiries but they never follow up their viewing requests (I believe they could possibly be bots) and it’s getting quite frustrating.
I do not quite know what I am doing wrong and how to get more enquiries (I thought this period would be perfect for student that starts courses in January).

Is there any advice you could give me or some other sites that I could look into?

When I was letting student properties, if you didnt get a student in at the start of the academic year, you had no chance thereafter. That doesnt apply to professional tenants, but I dont know what the market is like in Canterbury.

I would suggest you try to negotiate with the landlord to pay a fixed sum to exit the contract which is less than the full rent for the year.
