I need a family home urgently

I am in need of help, I am currently black listed due to a Iva although I have paid in full and completed it. Because of this I can’t buy and no one will touch me to rent as in agencies. I earn 80k a year full time employed, I have references from my previous landlords confirming I have always paid rent on time I was with my last landlord for 5 years. I have proof of my Iva being paid in full. I also have been renting a caravan I have currently been living in for 9 months with my partner and 2 children. All our possessions are still in storage. This is causing us significant distress now. We are decent people that look after where ever we live pay on time and are respectful. I just need someone to give us an opportunity as I seem to be unable to get any help from anywhere. I am registered homeless with the local council but again no help at all because I have a job. I am pleading for someone to meet me and see for yourself I am a sure bet. I just need someone help can anyone help at all ? Thanks very much I post this in hope more than expectation.

I’m really sorry to hear about your situation.

Your problem is a result of legislation. Basically, the consequences of a bad tenant are so great now for the landlord, that nobody in their right minds will take a chance on anyone in your position. In the old days it would have been easy, but not now. I expect you are “a sure bet” as you say, but any sensible private sector landlord won’t take the risk. It has become as hard to rent a property as it is to get a mortgage to buy one – the only difference is the size of the deposit.

Don’t blame anyone but the politicians who created these business conditions.

In the event the best you can hope for is that someone will take you in as a lodger.

I don’t even know how to respond to that we are a family of 4 household income of 106k and we can demonstrate we have never missed rent to be black listed sums up this country ridiculous I can’t be a lodger as I have a family I need a private landlord with a ounce of compassion.

I work remote so I’m open to areas to be honest we are currently in Dorset but I’m open to anywhere

The reason i ask is that with your income are houses still too much to buy?

There are specialist mortgage providers who lend to people with a satisfied IVA and some even with an active one.

Rates are higher, and you may need a larger deposit. You could potentially only fix for 2 years.

Have you looked into this?

We have yes, we have been told we need to save for 2028 that way we can get a 10% deposit, we can get a morgage but only with a 25% deposit and that with house prices is around 80k for a 3/4 bed house total cost 300-320k it’s not that we can’t save but 80k is not a small amount of money to get together. I have looked at rent to buy but you need to be under 80k and have perfect credit. I have looked at buying land to build, I have looked at any old commercial or brown sites and converting but it’s always a dead end. To be honest I was lucky to find a caravan as most sites are not all year round the one we are with is 12 months but the units are old and run down we get water through the walls in the winter and we have been really struggling this summer with the heat we have fans but that essentially turns it into a fan assisted oven. I have even looked at buying a boat to live on. I feel the only way to solve my problem is to apply for jobs abroad and move out the country but a part of me thinks why should I have to do that ? My son is 24 I have looked at him renting and me as a tenant for him flipping the problem and he can use my wage as affordability but as of yet no luck.

You are in a lucky position as you can move anywhere, so go and live in my old hometown Birkenhead, you can buy an ok freehold 3 bed house for £80k.

can you not do a long-term airbnb? With your income and flexibility on location, you should be able to find something that will work for you. You only have to bridge a year and a half before you can buy.

75k for a 3bed terraced house freehold

3 bedroom terraced house for sale in Main Street, Cleator, CA23

Or durness in Scotland 130k for a 3bed cottage with a fab view

Lots of other places that are remote and dont cost 300k for a 3bed.

Or … get a campervan and travel for a bit?

I would guess that living in Dorset a person would not want to move too far away, saving up while renting is not easy.
