When doing the inventory report, will the signature by one tenant sufficient along with mine as landlord ? Reason is while the tenancy is joint but only one tenant is coming to get the keys and other one is out of the city. Its a joint tenancy.

It is customary to give the tenants 7 - 10 days to agree and sign an inventory after moving in. An inventory can have 200+ images which is a lot for them to digest along with all the other documents provided by the landlord. My inventories have a clause stating that “they have 7 days to challenge or agree the inventory. After this time if we don’t receive a response it is assumed that the inventory has been agreed” so they don’t even need to sign it.

I got both signatures albeit one remotely as he is not coming to the house for six weeks
I have kept his keys so I can get my paperwork signed on his arrival as currently it’s all scanned signatures not hard copies
Its not good practice to leave the inventory unsigned after the tenancy begins. The inventory must be signed before handing over the keys, although alterations could be agreed in the first few days of the tenancy.
Its not ideal to have only one joint tenant sign all the documents. I would suggest that you get the other one to sign as soon as they’re back.
