Light bulb replacement at End of Tenancy

Hi I’d appreciate any guidance on this one please. Tenants have been asked to replace downlights that have failed during their tenancy before they leave. They have agreed to do this but they can’t access the bulb in the ensuite bathroom claiming it is a “sealed unit”. Is this still their responsibility to get it changed at their expense or is that down to the Landlord to pay for?

If it was just a bulb that would be deemed tenant responsibility and does not require a third party.
If it’s a sealed unit, replacement requires an electrician thus the landlord should pay for it

Thanks A_A. That’s what I thought. Unfortunately I am two hours drive from the property otherwise I would be there to check. From further photos the tenant has provided today it would appear that it is not a sealed unit and that the GU10 can be changed by the reluctant tenant.

Cant you look at your records to see if it really is a sealed unit. Bathroom lights may appear as such but have detatchable lower parts to change bulbs.

If it is not straightforward, do you really want your tenant fiddling with your light fittings? Are they competent to do so? If it is your expectation that they should employ an appropriate tradesperson to complete the work then that would indicate that the work is not your tenant’s responsibility. Personally, I’d be too embarrassed to ask a good tenant to replace a lightbulb if they happen not to have at the end of their tenancy.

I would not be embarrassed, as i would not ask them to do it . I would think, i have had a lot of rent i am not greedy, i will replace it. Remember the toilet seat question?
