Moving to Openrent from local agency with existing tenants

I have existing tenants vis local agency and would like to move to Openrent. I have read FAQ ‘How to move a tenancy to Openrent’

The tenant has already paid the rent so when should I be commence ‘Rent Now’ process? Say, next month rent is due on 1st March, when should I list the property on OpenRent? How long I can pause advertising? When should I ask tenant to ‘Rent Now’ option and pay holding fees? How long should I consider for contract sign? when should Tenant transfer first month rent and landlord deposit? How many days fund clearance takes? Does this mean that I need to first return the current deposit to tenant ? I cant ask tenant to move-out if fund clearance takes longer.

Why it is so complicated process? Should it not be simple process to register as landlord with Openrent and property details, upload the existing AST, either remain with existing deposit scheme or transfer to new one?

I am not happy this complicated process or am I missing something here?

Has they released you from the contract? They usually wont if you want to keep the tenant or if they do theyll charge a big fee.

Hello David, yes existing rental agency has agreed to stop the tenancy with them as our existing fees are very low and its not a sustainable to their business.

I am going through the same process myself for the first time. I would align the new Openrent tenancy with the existing rental period of 1st March. As this is a weekend, reach out to the Help Centre for advice on payments made over the weekend. I imagine it will be okay because Openrent claim it is a 24/7 service. If it was a problem then just start the process a day or two before.

  1. Create listing (brief description, no need for photos) and pay to publish on Openrent only.
  2. Immediately pause the add so that you don’t get enquiries from others.
  3. Send link to tenant and ask them to place the Holding Deposit.
  4. Once Holding Deposit has been paid enquiries will stop.
  5. Request the transfer of the Security Deposit to Openrent/MyDeposit account.

In my case my tenancy is set to renew on 21st Feb so I may be able to advise further once it’s done.

Appreciate your help and step by step guidance.
I am on Assured Periodic Tenancy with tenants from last 4 years and I am not keen to move to new contract with the tenants. Hence the reason for my question.

With the new contract, its advisable to get Inventory done as well. I prefer professional Inventory report over personal , I don’t understand how that will work. Tenants are already living in the property and if there is any damage (which was not there when my initial contract was signed) then professional will just report that in inventory report. How do I fight for the deposit in future to cover the damage?

If you want to bring an existing tenancy on to Openrent you must first click on Offsite Tenancy. Fill in all the details of your tenancy and then upload the GSC, EICR, EPC etc to demonstrate the tenancy is compliant before creating the listing. I would list several days before to allow sufficient time to transfer the security deposit as this will need to be paid before the tenancy will be migrated to Openrent.

Openrent register their deposits with MyDeposits. I have just sent Openrent a query about the transfer process. I expect they will respond on Monday.

Tenant will have to pay a new deposit to Openrent as part of the process. You’ll have to sort refunding the old one

I sent them query about deposit protection by Openrent with Offsite tenancy agreement. I have got reply that if I want Openrent to hold/protect the deposit then I have to go with new tenancy which in turn would mean fixed term.

Thanks for sharing. In my case the tenants wanted a new fixed term contract. I guess you will have to leave the deposit where it is and place it under your name instead of the agents if you haven’t already done so.

Not possible if you are signing a new Openrent tenancy agreement with the tenant.

As Openrent can not support deposit protection service without new tenancy agreement , I need to reconsider and agree with tenants. Fingers crossed
