Plumber and tenant

Hi,
A plumber went to my rented property to do a work. Now the back of the toilet is tore. The tenant said it wasn’t like this, the plumber said it was like that. This is a new tenant. I went to the property 3 weeks ago, between tenancies, and it wasn’t like that.
Which one should I believe?

What work did the plumber goto do? Was it related to the new problem? What are the symptoms of the new problem?

Ask yourself why a tenant would be messing with this. Maybe the new work has revealed the existing problem.

do you mean the pan connector is torn? this made of strong rubber material.

He went to investigate a leak in the property and he found it on the toilet. This is the part tore. The tenant said it wasn’t like this before and the plumber said was covered


with a paper. The tenant has just moved in less than a month ago.

Got it > Understood . The cistern is covered . I bet the plumber ripped it by a clumsy removal . NO common sense with some tradesmen

I am not sure you’ll be able to prove it either way, so suggest you just get it fixed.

Maybe for future fault reports you need to visit first to assess, and/or meet contractor on site so you can be sure how tenant is looking after property / competence of your contractors.

Hi, I complete agree. The best thing it would be stay there in situ but I live more than 2 hours from the property

In this instance I would be inclined to believe the tenant. I think it’s less likely that the tenant tried to repair the leak themselves. However it’s Impossible to prove either way.

I would just get the repair done by a new plumber and forget about it.

And in future get tenant to send you photos of problem before you send out the tradesman.

The tenant didn’t know about the leak as it was downstairs in their hallway. The plumber went to investigate the leak. First, he tried to find the leak in the kitchen, it wasn’t there. Then he tried in the bath, he said it wasn’t from there. Then he tried the toilet, the leak at the below property in their hallway was from our bathroom.

There will always be incidents where one cannot determine who is at fault. Suggest you just concentrate on replacing it and claim it on your taxes. Oh, after each inspection/repair, take photos.
