Prospective tenant with adverse credit for Rental Gaurantee Insurance

Hello There,

1st time landlord here. would be appreciated for your invaluable advise.

-one of the tenant has adverse credit of 2100 pounds

-she herself a landlord

-affordability passed

-can provide gaurantor who is a landlord himself and his income passed affordability check , 3x rent

-her husband occasionally visit uk as he work abroad most of the time, she doesn’t want to include him on rental agreement but want him as permitted tenant

- she want to include only her name on rental agreement

Is this scenario eligible for RGI insurance?

Another advise on accepting tenants on benefits,

-if tenants passes affordability with major income from benefits, can RGI applicable on those profiles?

You’d have to ask the RGI insurance providers with exact details and they would decide if the adverse credit ruled the person out

Same for tenants on benefits- will depend on their circumstances eg if a guarantor meets affordability instead if needed, whether they have had any CCJs in last 3 years etc

I would look for a different tenant as you condo have a problem if he isent on the agreement but will stay there from time to time .
