Referancing of the tenants

My potential tenants (two friends) were subject to referencing, but each of them was rejected due to the full amount of the rent being requested, and the reference came back as failed. However, their affordability came back more than their share of the rent, so there is actually no problem with renting out the flat. But because the reference failed I can not take out the insurance. How can I get over this issue and rent the flat out and do the insurance?

I believe you have somehow conducted the reference for two individuals renting the property separately as opposed to joint tenants who’s joint incomes would have passed the affordability test. I am not sure if Openrent can help. If not you will have to pay to do it again.

1.Do the referencing with them jointly responsible for whole amount

I just followed the OpenRent referencing system. The person who was writing to me on OpenRent was the lead tenant, and the other one is the second tenant. So I believe it is an OpenRent mistake, as it is now showing that the second tenant is not referenced, but I have the report for her. There is no one to talk to on OpenRent, no customer service. It seems I will take my tenants and move to a local agency to complete the tenancy.

I am looking at one of my own referencing reports and under

Tenancy Details (top right of first page) shows the address of the tenancy.

Do both referencing reports show the tenancy address?

Do both referencing reports state that there are two tenants? For the system to recognise as a joint tenancy.

Just noticed after your message, the tenancy address is the same, and the tenant number is 1 on both reports, so it is not referenced as joint. When I applied for referencing, I just followed the open rent, and it failed to join the tenants for one flat

Hopefully, Openrent can sort this issue without you having to pay again. There would no need to run the checks again although I don’t expect anyone will respond to you today due to the bank holiday.

It’s the Tenant that adds the second tenant to the application. Your initial messages and communication is with one Tenant and when you invite them to rentnow, they add the second tenant details. If this has happened, I cannot see how it would not have referenced them as joint tenants.
