I want to do references on applicants for my property but OpenRent prevents them sharing their phone and email addresses so how do you get their details to complete the reference form for the additional tenants and guarantor
I always ask for contact details during a viewing whether in person or an online video viewing . I never consider any tenants who have not viewed in on way or another . Remember too on OPen rent there is button to click to see contact details but you have to agree with data protection rules before you can see them.
I always ask for email address, phone number, full name (often different from open rent ID) and current physical address .before accepting a holding deposit or proceeeding with referencing . I will also ask for “Right to rent” proof etc during a viewing if the applicant want to proceed. I usually give them my phone no and email at that stage. I use whatsapp facebook or zoom for live video viewings. Just what I do !
That is a good tip. The ones I want to reference didn’t say they were interested when they viewed they were going away to sort logistics out and talk to other people before committing so I didn’t feel like I should ask for their details at the time but maybe I will next time.
Definitely agree that no viewing no reference and I have made sure that happens.
I have had a lot of enquiries where they hassle you for a viewing even when you go back to tell them the property isn’t suitable for them Ie. I has an enquiry for a couple and two teenage boys for a one bedroom property but they kept coming back again and again because they said they needed a small place for the the cost of living. Also other reasons with another applicant which was borderline and when I said for them to cover and view they then disappear and never respond. So annoying

If you know you want to proceed with a set of tenants, the simplest and safest way to proceed is via Rent Now. You can do that anytime here: Begin Rent Now with tenant. The tenants can then add any co-applicants and guarantors whilst placing their application. They can also add tenants/guarantors later in the process with your consent. This is the most common path for landlords.
However, if you want to reference a tenant, or group of tenants via OpenRent referencing without using Rent Now you can click to reference the tenant from your messaging thread or from the referencing order screen here. If you need additional details for co-applicants or guarantors you 100% can request these details from tenants. We don’t prevent any messages, or the sharing of phone / email addresses, we only explain the risks of doing so.
We’ve noted this feedback though, and appreciate it’s not as smooth as it could be for landlords wanting to use referencing on a standalone basis. There is always room for improvement!
