I have two tenants on separate AST contracts sharing a two bedroom property.

The total monthly rent is £2,000

Given that both tenants have passed referencing can I put both tenants under one Rent Guarantee Insurance policy?

Any particular reason you have them on separate tenancies if theyre sharing the flat?

Having 2 tenancies makes you liable for the Council Tax and for the cleanliness of the common parts. Also, the contract needs to spell out that their tenancy is only for their bedroom and the rest of the flat is useable under licence.

Thanks for replying, however I’d like to keep this thread specific to the question I posted which is regarding whether two tenants under the same roof on separate ASTs can be under one Rent Guarantee Insurance policy.

It appears that you would most likely need separate policies for each tenancy agreement, but probably best to confirm with your intended insurance provider.

I was going to say, why not ask your insurance provider?

Having two people sharing on separate contacts doesn’t sound right to me…
