Rent payment after moving in

Hello,

I have a tenant who has paid the full deposit. wants to move in on 25th, but wants to pay the rent from only 1st January, as he gets paid on the first of the month.
basically wants to move in without paying the rent on move in date but will pay 6 days later.

is this advisable to allow?

I have one more person lined up to rent the property if in case this fails.

Do you really want a tenant who has no cash reserves?! I would find another.

If they can’t pay on day 1 don’t touch them
I stupidly took a guy who I later realised borrowed money to get in
I had to pay his next rent for him to leave !

If he wants to pay the rent from the 1st, he can move in from the 1st. If he doesn’t have the money to pay sooner, then he does NOT move in. Simples. This is not you being awkward, so don’t feel guilty about it.

If he simply wants to align his rent payment date to when he receives his salary, then he could move in on 25th by paying 1 month rent + the extra days from 25th to 31st. then his next rent would be from 1st Feb. Openrent advanced settings when creating the contract allows you to do that.

Not everyone celebrates Christmas. If I didn’t, it would be ideal day off from work to get things done.

True I have never sent a card nor a xmas present. Never wanted one. I can spend my money in much better ways . Great day to tidy up the garden or work on the house

If you are using Rent Now to create your agreement then there is an option for this. The start date of the rental agreement can be 25th December with rental payments on 1st of each month. However, it will mean on or before 25th December (before they move in) they will need to pay the adjusted rental payment for the period 25th December to 31st January. There payment on 1st February will be the normal monthly rent payment.

Well it’s up to you really, make sure it’s all written down and not over the phone. I had similar situation and it’s really helps if Landlord and tenant have trusting relationship. Just because someone can pay right away doesn’t mean they will be good and trustworthy tenants. You risking either way so listen to your gut feeling I would say.

I always allow my tenants to change the date of the rent payment to when they get paid. Why wouldn’t you? There are no downsides for the landlord and it will help tenants’ cashflow. And OpenRent make this easy for the first rent payment as they can change the first rent payment to include this extra amount, and then move onto the new payment date.
It’s all about customer service and having our tenants’ needs at the heart of our decision making process.

I’m not sure this is what the OP was posting though… which was… Move in on 25th Dec (ie without paying rent) and then paying rent on 1st Jan.

Would you allow this as easily? I wouldn’t

Is the point also that it sounds as if living from hand to mouth? no reserves?

Fair enough. I misread it. I would not allow someone to move in without a 5 week deposit and a month’s rent upfront. But I don’t mind if they change the rent payment date. I would also only let to them if they passed referencing so I could get rent guarantee insurance

It will be refreshing to actually have a legal opinion on here
