Looking for some advice on a the subject of rental rebate. Had a water leak (under floor in the extension which has underfloor heating) in a property that was difficult to identify, but relatively easy to resolve. It took little over two weeks to get someone out to detect where the leak was and was repaired the next day. In that time the tenant agreed to turn off the mains water via the internal stop tap when they weren’t using the water to prevent further damage. There is an agreement in place with the tenant (who is a tradesmen) to maintain the property and bill me (usually £300 month which is an agreement made with my co landlord) when work has been carried out. He has been tasked with replacing the removed laminate flooring and making good any other areas. However, he has asked if there is a reduction in rent due to the distress caused by intermittent water supply. Any advice on how much I should offer in compensation? Thanks in advance
So he’s billing you £300 per month and know he wants compensation for turning a stop tap on and off!
What maintenance is he doing for 3k+ a year?
That’s a very foolish arrangement. Its not possible for a landlord to contract out of their section 11 maintenance liabilities and if the tenant wanted, he could simply decline to pay and you would be forced to cover it.
It’s unfortunately an agreement between my brother and the tenant who are friends. I was a little affronted by his request as we’re doing him a big favour with this agreement and the rent. However, there is a tenancy agreement in place and if he did decide to be awkward about it I’d like to know what would be a reasonable offer as way of compensation.
who tells who what needs doing in repairs?
Was it the underfloor heating that was leaking ? That should be able to be isolated separately from the house domestic water system.
