Rent Reduction for Bathroom Repair

I am the landlord of a 2 bed with 2 ensuite bathroom property. One of the bathroom is out of use due a water leak which will ultimately take about 6 weeks to repair due to waiting for loss adjusters, contractors, dehydration time etc. The monthly rent is £3,900 and the tenants are asking for a rent reduction.

I have offered them £500 for the total period bearing in mind they still have use of the other bathroom (though ensuite so less convenient).

They seem quite unhappy with this so I just wanted to get a second opinion on what would seem like a reasonable amount.

Have you ran this by your insurers to see if they are liable for any rent cover in this circumstance?

Otherwise, your offer seems more than reasonable, but be sure to read your contract to see if there are any rules in there re this situation. I’ve never had such a situation so don’t know the legalities.

Yep, unfortunately, it is not covered by insurance as there is a second bathroom in the property.

We have the standard openrent contract and there is nothing that really covers this.

I have not experienced this either, I presume you are renting to a family and not strangers, where tenant B has to ask tenant A to use their ensuite. In this scenario I would be offering something for the inconvenience, but if they are a family then there is resilience. i.e. another bathroom

There will always be repair works and its not like you are not doing anything about it, from here every repair work will be an inconvenience you will have to compensate

Unless there are hordes of them living there, one bathroom would be deemed sufficient and no compensation would be due. If you’re offering £500, make sure its a “goodwill gesture” only.
