Rent reduction when new kitchen installed?

I am landlord for a two-bedroom flat rented out by two (very good) tenants. The kitchen is a bit old and scruffy, so I’m putting in a new one, which they didn’t specifically ask for but are quite pleased about.

It will involve about five or six days where they have little or no access to kitchen facilities at all while the new one is installed. Should I offer some kind of rent reduction, and if so, how much? (both actually have partners living nearby where they spent quite a lot of time anyway, so I am not sure it’s going to be much inconvenience, but I am wondering whether it is appropriate as a gesture anyway)

I wouldn’t unless they mention it. You’re going to quite an expense as it is and you need to recoup that through the rent. I’d just want to make sure that I coordinate with the builder that they still have electrics and kitchen plumbing available each evening. That should should be doable if you plan the work right.

@Colin29 why not find out if they plan to be on holiday anytime soon and arrange for when they are away.

If you have a portable microwave or portable cooking facilities such as an electric plate you could offer those.

I wouldn’t offer a rent reduction unless requested.

If there is any choice of colours eg for worktops or cupboard doors consider asking if they have any preference- they have to live with day to day.

I would not. You are upgrading their home. If they were not prepared to shoulder the inconvenience of this, I would not do it.
