Hello, looking for some advice. My tenant has broken two toilet seats in 12 months. They claim it is wear and tear but I’ve never broken a toilet seat in my life and can’t see how it’s happening. I appreciate it’s not a high cost to repair but it’s faff doing it so often! Generally they are not taking good care of the property and are not handy so will not take kindly to the suggestion of replacing themselves. What would others do?
while I sympathise with you, that looks like a pretty cheap seat. Personally, I’d fit something that isn’t budget and has some sort of longer guarantee on it. I’d also be dropping hints about raising rent to cover maintenance and your costs for having to attend to do it.
That type of hinge always works loose Get a better replacement .Show them how to tighten it when it works loose and tell them not to move around on the seat when sitting down esp. if they are heavy people !!
That toilet seat looks like its made of mdf which delaminate in contact with water which can happen through the screw holes in this case. I recommend a toilet seat made of urea formaldehyde (UF). They are more stain resistant too, in contrast to the softer polypropylene versions.
2 seats in 12 months is not wear and tear. That hinge popping out is caused by excessive weight/force on the lower part of the lid when open. I would take the advice above and put in a better quality seat and at the same time make it very clear to the tenant that future breakages (new materials and employed labour) will be charged to them.
