Running out of ideas

Hello All, I am a tenant looking for a new place in Central London (ideally) but I am having alot of problems finding somewhere (it’s like there is a housing shortage or something :man_facepalming:)
I have used many property apps including Zoopla, Gumtree, Friday-Ad, Shelter (although they do not do housing, I was hoping to gleam a little tip or 2) Right Move, On the Market, salvation army, findaflat, GMandK and more besides as well as “physical” property agencies , but I am running out of options, ideas and time.

Can any LL’s out there recommend somewhere I may not of thought of yet of trying, it’s getting pretty desperate here, should any landlords with vacant properties see this, I am a 50 year old single man, looking for a long term let, I am on Universal Credit with pets.

It was part of a lengthy pets in property debate if I remember right. Really it boiled down tenants not having own way must mean evil spiteful landlords who don’t know how to assess tenants properly and are unreasonable.

Darius…Pets are an issue even in a tenants market, never mind the current one. I will say again, the scraping of large security deposits has seriously ruined it for tenants with pets. (And housing benefits being paid direct to tenant not LL).

ah the pets job and tenants getting the rent instead of landlords direct. Not what most landlords want… Tenants rant against us and then want our help. There is a saying for this position, but I will keep it to myself for now

I don’t recall the not giving a monkeys about landlords statement as I actually really do, if I said anything of the sort that was not purposefully implied that way, but the whole no pet thing still perplexes me as there are good tenants with pets that would love the opportunity to make a decent home somewhere, I mean I would be willing to move into one of those barge places as long as it got me closer to home and my rescues could be with me if I had the chance, this in turn would then give me an address back home I can then start looking for a home, as regards the HB being paid to the tenant, yes that is the default way it is paid, but the landlord can state the HB/LHA gets paid to him directly, then the landlord would only have to chase the top up (if applicable which would be easier to chase up than 100’s of pounds per month) upon submittal of the relevant forms, although I have now gone over to UC (4 years ago I think) and apparently, the LHA is changed by one form as a “change of circumstances” as opposed to starting a new claim, and I have recently checked the LHA payments will take up to 4 weeks to go live, I believe, however if a person on legacy benefits moves, they will be automatically moved over to UC, then it takes a longer time to sort out, as far as I can tell (I haven’t moved since I changed over) but on the “change of circumstances” process, if the landlord states catagorically the benefit is to be paid directly to him/her it will be honoured. currently I have my LHA paid directly to my landlord directly (well, agent) as this has a positive dual purpose, 1 it’s less for me to worry about (and I do worry about things like that) and probably more importantly 2 it’s peace of mind for the landlord, and I will continue to do this.

So Mark10 I do humbly apologise if I came across in anyway not caring to landlords (whose POV I do sympathise with but still don’t understand).

Taking on a new tenant as far as I can tell, isn’t really that complicated, it’s a people’s game, yes you are going to get people that take the chronic, but if a tenant says “get the rent paid to me and I will give it to you” to me that would send up red flags, but I have taken time and care to try to reassure the landlord I am a good solid tenant (I have been in my current place since 2008) but now circumstances have changed and I need to come home now, but that aside if the tenant isn’t willing to go out of his way to make your life easier,then be aware.
I am old school, my mother always taught me, “the first thing you pay is the rent, you can live without everything else, but you need a roof over your head”, the tenant/landlord relationship should be beneficial to both parties, and unfortunatly there are people who do not act to a decent standard, and do not appreciate the gravity of a landlord giving them the opportunity to live in said property, but as a pet owner, I am also looking for an unfurnished place, so if any of my guys destroys my furniture that’s my problem again less worry for the landlord, and if any wear and tear damage happens, I am more than capable of doing it myself (except things like boilers or rewiring obviously).

Life is a game of communication first and foremost and building a Rapport is very important in buisness and it is a buisness, your buisness but unfortunatly there are people who do not see life this way, drink/drugs mistreated animals, and lack of respect for other tenants is very problematic for landlords, and again unfortunatly it is a certain demographic that behave this way and it makes other, good tenants life a nightmare to obtain the chance to improve their own personal circumstances, over the years I have come across this more times than I care to remember, but even if you take on a working tenant, there is no guarentee that working tenant won’t kick your walls down (for example), it’s a people thing, personal circumstances does not guarentee the behaviour of the tenant.

Ah I have just remembered the Landlord monkeys thing, as I recall I said something like, as long as my rent is paid in full every month on the dot, then if anyone let’s my landlord down, that isn’t really my problem is it? , I have full filled my side of the contract, I am not going to start kicking people’s doors in on behalf of my landlord, that is not my job, my job is to ensure the rent is payed on time and in full, and I do that, like I said. If I was any problem I am sure my landlord would of asked me to leave by now but I happen to be one of his best tenants as I don’t take drugs, drink alcohol, have parties have late night visitors, keep my music and TV down to a reasonable level even if the neighbours are killing each other but I do have my pets and I will not lie to a landlord about that as primarily that is dishonest.

Can’t you get social or council housing, not everyone suits private renting. In a market where 100 people compete for each property you will lose every time.

No, I have tried but currently the waiting list for a council property is up to 12 years maybe longer and I think I may if left it too late in the game for that, here and as a single man with no children, I figure there are families more in need of it than I would be.
Briefly I came here some 25 years ago on a mission of mercy involving my last family member wanting to die by the sea, so she chose here, I left home job girlfriend to care for her until her dying day and have spent the last 15+ years trying to get back home, but I tend to come unstuck because I no longer have a “connection” to my hometown, over the last 20 or so years I have lost contact with everyone I knew, it just kind of happens, so I have been focusing on Private let, private let’s are fine for me, I am a decent tenant, I have been in this flat since 2008 with zero rent arrears or behavioural warnings and generally I am a friendly quiet person, I have approached several councils back home about finding help, and because I now no longer have any connection to home and have been gone to long for anyone willing to help or “aren’t under any obligation to help me”
Over the years my health has got progressively worse and now I wish to come home to seek the relevant therapies I require to aid my rehabilitation and recovery as these methods simply are not availiable here, and I can only do so much on my own, but that aside, I have been trying just about everything you could think of, so now i have run out of ideas,and I am desperately seeking a way to help me get back home and be happy once again, leave all the drama and pain here and walk familiar streets once more, in a place I belong and don’t feel alone, this is why I am searching for that small break or a conversation with a Landlord who maybe willing to understand and give me a chance.

I don’t begrudge coming here I wouldn’t of done this any other way, but I hate the fact the place won’t let me leave.

these are difficult times for people in work ,never mind those like yourself. A big disadvantage of UC for the landlord is that the rent part takes weeks to come thru, may not cover the rent. Even if paid direct , in arrears, the tenant can stop this at any time . The local authority ALWAYS side with the tenant. You also have pets , 95% of landlords do not want pets in their properties. I fear you will have exhausted your options*

Unfortunately, now all tenants are getting tarnished by those who don’t give a toss.
And being a LL has always been about mitigating risk but now LL have learnt that it’s better not to give the benefit of the doubt !
Tenants seem to think they are entitled but what they fail to understand is the next tenant is actually the better one .

Darius seems to be the sort of "entitled " tenant that has much to say but nothing to offer a LL who wants to ensure his tenant is not going to give them any problems.

Yea course, a good quiet long term tenant that has a proven track record of being kind and and considerate to all and ensuring my rent is paid on time everytime without fail makes me entitled does it? I am just looking for a landlord that will appreciate these qualities, it’s called being pro-active and after all there are a couple of landlords on here apparently, so I am using this opportunity to reach more landlords, I don’t expect anything just a hope of bumping into someone that may appreciate what I can offer as a solid reliable tenant.

After a chat with a LL here I realised he was correct, so I quit after many years of trying, entitled? I don’t really know the meaning of the word, especially in today’s vernacular, I have worked damn hard to arrive at this realisation.

You’ll probably have to move further out. There are not many properties in Central London that will be covered by HB. Out Hounslow way could work maybe?

Oh yea totally Hounslow, Slough anywhere within a 30 minute commute is great, in an ideal world Central London would as I said “ideal” but outside 30-45 mins would be ideal, I will accept anywhere, I have a possible work opportunity in Central London, so 30-45 would be great, commuter links would be handy, if you know of anything I would really appreciate a heads up, but yes as you mentioned Hounslow would be more than ideal

Can I add another thing?

OpenRent don’t seem to take into consideration UC and other benefits when doing a credit check. So anyone on benefits “fails” checks, which means landlord insurance can be invalidated if anything goes wrong.
I wanted a woman on benefits as she was lovely, but even with her sisters help as guarantor (she had bad credit too) I couldn’t rent to her :woman_shrugging:t3:
