Section 21 companies recommendations

Hi Esteemed colleagues,
I like most landlords left in the business am in the process of future proofing my business ahead of the tenants reform act. I am upping all my rents to close to or to market price, in the past I have charged sometimes 2/3rds of the market rent, ie a fair rent.
With the act coming in and increased costs across the board I have no choice.

The scenario I put to you is I have via my agent issued a section 21 notice to take possession of my property, so I can renovate it and return it to the market at its full rental value (an option we will lose in the near future). The notice is served and tenant is showing no signs of moving out, consequently I am preparing to go down the legal route to retake the property.

Question is : have any landlords used a good online eviction specialist, maybe a fixed fee one, that can be personally recommended to get the house back efficiently?

Why not simply renovate it with tenant in situ? Sounds like they are willing to put up with the hassle and the agreement you come to would maintain your income while you’re shelling out expenses.

Hi Thank you for that reply, I have given her the option of new bathroom and kitchen alongside an increase in rent but she refuses the option.

Also my business works on me doing the work, I am a tradesperson and I have the tools etc, this is the only way I have been able to offer nice houses in nice areas in top condition, at a reasonable rent. If I paid third parties to do the work I may as well sell the house, in other words it’s not cost effective.

I at 58 cannot fit bathrooms and kitchens at speed anymore, and need an empty property.
