Hi, I’m reaching out to see if anyone has any hints and tips when it comes to renting when self employed and on universal credit. My credit history is rubbish (350 last time I checked) it is something I am currently improving. I have a guarantor available. Every property I apply for is rejecting me, I currently live with family but I need to find somewhere to live. I have one child who is 6. If anyone has any tips I’d be so grateful.
As a renter myself I think you just have to open upfront and honest with any application dont try hide anything as it will always come to light. I know its not easy to improve credit rating but not impossible either - I know as I went through this a good few years back.
I cant really speak from a landlords perspective but I have moved around the country quite a bit the last decade due to personal choices, work , wanting to check out other areas. And never really have had an issue renting - but always am very straight with any application. CCJs will put a lot of landlords off so if you have any try at least to satisfy them so you can show you have cleared past debt.
Its not easy to rent but I dont think its as impossible either but of course depends on circumstances. One thing landlords do not like is seeing info being withheld when a person tries to wing it. Hopefully you can find a place and a landlord which will give you the chance.
Maybe I got lucky because I have never had a bad landlord apart from 1 who did everything “Not” by the book and I could have taken them to the cleaners but really could not be bothered. Also make sure your budgets are realistic ! Showing you can afford the rental payments - im thinking of moving again next year (unless I decide to buy) and yes its a task for sure to find the place and get secure a rental but it can be done. Honesty always the best policy and be realistic with your financials other wise you will struggle. GL.
