You maybe need to send different messages?
Always state your income and why you would be a good tenant.
If you have a guarantor say so up front .
Be friendly , write in full sentences.
Offer references.
There is a massive shortage of rented accommodation right now as it not profitable for landlords any more and many are leaving the business.
Those who have stayed have had to increase rents to stay afloat (whether they wanted to or not) and every remaining property has scores of applicants.
You are competing against lots of other people just to get a viewing never mind be given the tenancy.
You need to really sell your application to be considered - and if you have debts or have previously been evicted for arrears you have got no chance in todays market …
