Serving notice on periodic tenancy due to sale

I am selling my property and have emailed my tenants to advise them of this prior to their rental payment date of the 2nd of the month. Do I also need to send them a Section 21 on the 1st of the month?

Yes, you do need to serve a s21 notice, but if the tenancy is periodic, it doesnt need to be on a specific day as long as you give at least 2 months notice plus a couple of working days if youre posting.
