Slum lord issue

Has anyone rented a studio flat from a Stretford extension property in Manchester .

This weird sketchy guy refusing to give back deposits ?

no need for a double post. We’ll contribute on the other thread to what I’m sure will be an inspiring read.

hi @Courtney

Agree taking a deposit privately without using OR or a letting agent is more of a risk for a tenant and they need then to do more diligence (eg check LL actually is the owner). But same rules apply - legally LL cant keep if tenant is honest and doesn’t withdraw the application- see Shelter page

Holding deposits - Shelter England

“Do you get your holding deposit back?

You should usually get all the money back if the landlord decides not to rent to you.

The landlord or agent might keep your holding deposit if you:

They cannot keep your money for any other reason.

For example, you should get your holding deposit back if you fail a credit or reference check, as long as you give honest information and facts about your situation. “

If the LL has kept your deposit without you withdrawing the application, get advice from Citizens Advice and Shelter

good luck
