Tenant not responding - EICR renewal due

Hi, I need your advice.

We let a 2 bed flat.

The EICR certificate renewal is due. I need to organise an inspection and the tenant has not responded in 2 weeks for his availability. I have tried phone calls, WhatsApp, emails, the Openrent messaging system or even the door bell. I went over last weekend and rang the bell, and although I could hear a baby through the property windows, no one opened the door.

The general behaviour of the tenant is ok. He has missed only one rent in the 18 months he has been renting. He is not very prompt with responses, but usually gets back in a day or two.

Can I gain access to the property for the electrical inspection without the tenant’s consent?

Yes. Notify him of the date and time of EICR and that you will be providing access to the electrician. Notice has to be at least 24 hours. Provided he doesnt object you are fine to let electrician in. If tenant does object you cant let electrician in and you’d need to start eviction process.

Your legal obligation is to notify the tenant
I just let them know when it’s due
I don’t ask permission as that’s when you run into difficulty
If it doesn’t suit they usually respond
