Since December 2024 My tenant has refused to pay me the rent from UC as we had a disagreement as she breached her tenancy.
There is a leak now in two bedrooms and she’s refusing access to me and the builder and now claiming this is why she wont pay the rent.
Ive informed UC but they continue to pay her the rent and there is no way i can raise this with them as they are all for the tenant i cannot even explain the situation.
She has now stopped replying to me.
Ive given her a notice to quit for 15th February
If she doesn’t move out do i give her a section 21 notice. Then go for possession.
i have been through. It can be a nightmare. UC give you hardly any information because of GDPR. However, you can put in an application to have the rent directed to yourself. I think this is the link.
In my case the tenant stopped working and paying rent and did not tell me he was claiming UC. He pocketed the rent for sometime. The story ended with an eviction in the end!
