Hi,
Got a company to do EICR. Came back unsatisfactory. Asked them to do all the remedial action which included changing new fuse boxes. They completed the actions (good quality work) and issued an EIC with measurements of circuits and referring to EICR repairs.
Electrician is saying that EIC is enough and I don’t need an EICR with satisfactory rating. Would appreciate your experience- is it normal to just get the EIC after unsatisfactory EICR, and not have the revised EICR with satisfactory rating? Or did you get the electrician to issue a new /amended EICR?
I had same problem, what they sent you was a certificate to say what they installed was ok, not the condition of the other circuits
You need a eicr
Thanks. I believe so as well.
I have just done an EICR with a c2 fault
It is unsatisfactory .
I used a different company to repair the c2 fault as the works proposed by the first electrician were excessive and unnecessary ( she wanted a full rewire of a shower cable vs picking up the fault in the bedroom and was charging me for plastering which I didn’t want to pay her for )
The report reads, in section F recommendations ( page 2), as long as the fault is rectified the certificate will be deemed satisfactory for 5 years from the date of the test ( with date documented )
I am letting the house to students next year
I served the failed eicr with a minor works certificate and a note in the covering email documenting the fault has been rectified and attached is the minor works certificate and as documented in the report the eicr is valid till 2029.
When I booked in the eicr I made sure it would get 5 years rather than change of tenancy as it was a new rewire in 2019.
That is great. Thanks for pointing out section F. Are there any requirements / accepted practices on how detailed EIC should be, for example should it mention each C2 observation and say each one fixed. Thanks
The EICR should list faults with categories
If its not revised serve with minor works cert
If you pay for another cert it will have no faults after repair and should get 5 year satisfactory
I didn’t want to spend more money reissuing a cert
The repair chap can’t give a revised cert he would have to redo EICR because he didn’t do the original report
TBH I’ve just changed electricians ( I dumped him because he became complacent )
My last would have repaired the fault and issued a pass
He would not have issued a fail
I’m in the process of finding a new electrician and was realising that they are all blood thirsty for money so I took my repairs to another
I think electricians are wising up to the fact customers are being savvy to rip off merchants and don’t need to be tied into one electrician
This was actually my second eicr ( the first one I didn’t pay )
He gave me 5 years satisfactory with a c2 and six c3 faults ( two of which I knew were rubbish) so the second eicr was a second opinion and she issued only one c2 fault
The second opinion lied about zones and wanted to plaster so I dumped her but I paid for the c2 fault and the labour to find the fault ( but she added on additional 30 minutes to the original quoted labour cost )
You have to be really savvy before you get the write electrician
The guy that did the fault repair said as long as you have a minor works cert with an EICR you should be ok
Some lettings agents won’t accept MWCs or EICs after an unsatisfactory EICR - but that’s what is acceptable.
When I did EICRs and they were unsatisfactory AND the landlord asked me to fix the issues in a timely manner I would issue another EICR as satisfactory when complete.
NB the maximum period for a rental EICR is 5 years but the inspector can state a shorter period
Also be prepared for more expense as HMO electrics and safety have different guidelines to rental homes for families and friends
Thanks. This is very helpful. I think your practice is great to issue a new EICR if the remedial work is done promptly.
