Weird landlord - first time renter

that’s the message from my new landlord about the terms :
“Set a direct debit for the rent starting from your 2nd month rent.
All payments are through open rent except the £60 and you last month rent.”
I’m worry a bit about last payment, am I understand he want the last payment on his account?
The 60£ is about paying for references. He want me to pay for references for my partner,me and my guarantor (which is illegal). I guess that’s why he want me to pay straight on his account. I’m first time renter and I got a lot of red flags about this landlord. He wants me to pay for a first and last month in advice plus deposit,but then he wrote payment for the last month (I don’t know how long we stay there) should be on his account.

yep, sounds dodgy or uneducated in their role as a Landlord. Have they issued a contract to you yet? Does it reference this payment structure?

Have you paid a holding deposit? & if so is this paid to Openrent? If so, and you decide to pull out, I’d say you have grounds to want your deposit back, as the Landlord is asking for illegal payments,

still wait for contract, he wanted me to send more and more references (we failed report through openrent,due to my fault). I didn’t paid anything for now. He wants to send me contract today.

If its an openrent contract that is sent, then unless he has added ‘custom causes’ it will not summarise the £60 reference fee, nor the final month in advance conditions, as these are not allowed. It could request x2 months in advance, but this would be month 1 & 2, and then you’d start paying from month 3.

You need to consider walking away, but if you want to proceed, then I think our advice would depend on what the contract says when it arrives.

He replied to me again to explain and yes he wants to payment for 1 and last month :face_with_peeking_eye: dont think so anyway that openrent let him to do it,to pay twice for 2 month. This guy honestly terrifying me,we wrote him thats illegal to take any payment from us for references,so he decided we need to pay them on his personal account ,outside of the openrent. Strange

Please report him to the local council where the property is located. People like this need removing from the private rented sector.

reported already through openrent. I changed my mind and didn’t accept his offer. I can see his property is still on,so he don’t have any more interested people i think. :sweat_smile:
