When do I hand over keys to tenants who have paid deposit and first month rent.
I have had no notifications apart from deposit and first months rent has been paid.
Officially, you hand over keys when you check them in on the move in date. Although I have handed keys over earlier to facilitate the move when tenants are moving from somewhere local.
The day the contract starts so you are covered by insurance
… and AFTER you’ve done a full inventory.

When you do the check-in ( you can book that service on Open rent) I meet the check in person and give them the key…I never give them directly to the tenant. That way the check-in person will photograph the keys and make sure exactly the same keys come back at the end of the tenancy.
You won’t get many more notifications, as you have chosen to self-manage. ie Openrent does not manage your letting experience, they only help you find & sign up a tenant.
