When's the best day of week to post a new tenancy?

Hello,

I’m about to list for the second time my property. I wondered if there’s a “key day of the week” to post a new listing? Is it Monday or Sunday or Wednesday?

I was thinking posting it either on Sunday or Monday and then having availability to view that immediate following weekend. Do you think that’s a good strategy? Any tips or advice on how to attact the most interest and get a lot of viewings booked in back-to-back immediately following the initial listing?

Personally as a relatively new tenant who was actively searching I would say Monday
I would imagine a lot of people who are considering moving will decide over the weekend when there is a chance they can sit down and discuss it together and make the decision to look first thing Monday morning
The flip side to this is that Fridays if you list it would show as a new listing and possibly have a prime spot on the site ready for any new prospective tenants who are looking over the weekend
In all honesty though as im sure you are aware its the quality of the ad the price and the pucs that sell it to a tenant you could post at the peefect time but if the ad is no good or its too highly priced for the area

I have best results over the weekend, from Rightmove.

I have experimented with day of posting and none have made any real difference. If I listed on a Monday I would always get a few enquiries right away but it would be the weekend they tend to come in at volume.

I would simply list when it’s ready. People looking will get sent marketing emails right away.

Make sure the price is right from the offset.

Also make sure you check with tenant if they will still be attending running up to the appointment and to let you know if they can’t make it.

Vetting phone calls work best for me, I’m not one for endless viewings, I like to filter them down in a phone interview before getting to a viewing. Messaging is cold and no rapport is built, easier to let someone down.

best day for me is one just before I’ve got some time to field enquiries. Nothing worse than getting a ton of enquiries and you’re trying to catch your tail fielding them all.

For me in London the best day is wednesday, because things move very fast I generally get 30-40 requests in first few days which is the peak period, so I post it wednesday and do group viewings over the weekend. Then things slow down a bit but normally get maxed out at 100 requests within 2 weeks but try to have at least 10 people in play by then.

Also if that is your real photo suggest you delete it as your actual tenants also have access to this area and if you say anything negative it can be used against you in dispute

Thanks so much for your help. This sounds like London and I was thinking either posting Monday or Wednesday and even putting in the post the time-frame where viewing is possible on Saturday or Sunday.

This is helpful - thank you! I have two questions for you:

  1. When you say “make sure the price is right” do you mean that it’s the market value and not over?

  2. How do you vet over the phone? What questions do you? If they feel like a “no” from call what wording do you use to decline offering them a viewing? Any tips most appreciated.

I suggest vet by email " i am sorry I cannot help you" . Give no reason, then you cannot be accused of discrimination

If you overprice by too much you risking losing the window of opportunity, you also risk attracting only desperate people more so, which isn’t ideal.

I have comprehensive screening questions which are auto emailed to the applicant via OR. If they answer satisfactory I will invite for a telephone call. If they don’t then I will reject with an ambiguous reply to cover myself.

My questions have taken some time to fine tune.
Start by thinking what’s important.
Job security, income, credit history, pets, kids, reason for needing place, long term plans, savings, can they provide guarantor, when is property needed, happy to provide bank statements, etc

See how they respond and if thorough. Many just can’t be bothered to string a sentence, so a good chance to eliminate.

If I like them on phone I will sort a viewing, if not I will say I am assessing all enquiries and all those invited for a viewing will be contacted within x amount of time, then follow up with an email rejection from OR.

When chatting I am also seeing how easy I feel it would be to communicate with them in general and if they would seem reasonable to deal with.

I’ve given advice on this elsewhere:

re wording to decline, try this “Sorry, but I don’t think this tenancy will be suitable for you. Thanks for your time.” You don’t have to give a reason, but I’ve always found that there is one.

So I posted but got only two interested in first 24 hours. I think I overpriced it. Can I bring it down by 100£ or would that look bad? Would it show I brought it down ?

This is already the second time? Don’t forget that it normally takes 24-48 hours for the advert to go live on rightmove/zoopla (or is it correct that OR don’t use these platforms any more?) so there will be a delay, if its only been 24 hours I would wait now for at least Monday, people will look at the weekend, don’t miss another weekend.
