Do I understand it right that it’s not the best time to list the property for rent? It’s vacations time, and less interest. Closer to September viewings would be higher. That’s what I was told. The thing is we’re about to list our property and are wondering if we should wait a bit.

If your property is empty, then the best time to advertise it is now. If you aren’t in a void period and have control over when tenants would change over, then potentially it’s worth thinking about when is better / worse to advertise, however it’s worth noting:
- This situation is fairly unusual
- We do see a fairly steady amount of tenant demand year round when indexed vs. supply

Maybe slowing down from 80+ to only 40+ enquiries. Demand is still high.
Immediately is always the best time. It’s not like selling. The potential benefit outweighs any risk of extra cost.
Except for the point that your first day on Zoopla can only happen once, and generates most of the advert’s attention. So timing is quite important.
Worth listing early IMO as can pay again £29 to get resent.
Will that also show it as new on Zoopla?
I thought from what I read on OpenRent’s guidance pages that Zoopla has robust detection methods to stop the same property appearing again as new.
Good point though I am only actually bothered about RightMove as this attracts the overwhelming vast majority of interest.
The way the market is now IE massive number of enquiries per property it would be of no concern to me if it wasn’t on Zoopla at all, nor anywhere else other than RM.
I’m a sub-landlord, and whilst I have a good relationship with the owner and recent emails confirming our arrangement, there is no chance he would give me the necessary documentation.
As it is I’ve had 70 replies in 4-5 days on OpenRent and Zoopla alone. Most from Zoopla, I believe.
However I’d prefer corporate tenants, and my feeling is that I am missing out of them by not being on RightMove. They make up very few of the messsges I’ve received despite the flat’s appealing location.
