When's the best day of week to post a new tenancy?

How do you vet over the phone? What questions do you? If they feel like a “no” from call what wording do you use to decline offering them a viewing? Any tips most appreciated.

re wording to decline, try this “Sorry, but I don’t think this tenancy will be suitable for you. Thanks for your time.” You don’t have to give a reason, but I’ve always found that there is one.
