Hi all, Here comes a new prospective tenant who just arrived from Nigeria a month ago. He said he was recruited by a Nigerian company and is now working as a carer and his wife who will also work as a carer here and 12 yr old daughter are coming next week. He has given me a copy of his passport and ShareCode which I have just recently checked and it said that the ShareCode ends on19May2024 but the tenant said the share code is valid until 27Dec2023. Does this mean that he has a “Limited Time Leave to stay in UK?” or he just has to renew this share code before 27 Dec and on the 19May to extend it again?
It also said on the gov website on Landlords responsibilities that " if the tenant is only allowed to stay in the UK for a **limited time,you need to do the check in the 28 days before the start of the tenancy".
Q.1 Does this mean that looking at the date of his share code does this mean this tenant have a limited time here in the UK? Pls define “Limited time?”
Q2. With the scenario above, I only met this tenant yesterday to view the property and he wants urgently to rent the place today bec his family is coming on Monday. Do I have the right to let him rent the place ?
Q3. His Nigerian wife will be in the same boat like him. Am I allowed to let her be with the husband if I have not yet done the sharecode checks or what will be my responsibility as a landlord?
Q4. If you think I am able to rent to the family without breaking the law, what measures should I take or you can suggest? a) a guarantor - am I allowed to accept as guarantor his employer who recruited him to work in UK? b) pay upfront , etc
