A prospective tenant is asking for a 2 year contract, is this an issue? Any pitfalls to this?
Do not do it. 6 months is recommended, then rolling. High risk if going that long.

Why is it more risky?
er… cos if that’s the length of time you give them to be in your place then that’s the MINIMUM length of time they will be in your place. And if they’re a nightmare, you’re well and truly stuck mate.
You don’t tell us why they’ve made this unusual request… a request that to me would be at least a dark amber flag if not a fully red one.

The renters rights bill will make it periodic within a few months so little point in considering 2 year contracts.
