Is it possible to increase rent on a property by using Openrent to serve a section 13 notice, without subscribing to OR’s rent collection service? I can see how to do this without subscribing (£120 per year). I’dd like compliance and updated rental details to get updated on my Property listing - can anyone advise if this is possible? Er No you can’t.
You can only use Openrent to serve a Section 13 notice if you have rent collection enabled.

No I’m saying it is right, but you may have misunderstood it.
“If you don’t have Rent Collection enabled, you can do so from your tenancy page. Once [Rent Collection] is enabled, you can click 'Change Rental Amount”…blah…blah
Ah OK sorry got it. But I thought you can do rent increases normally as part of ‘Rent now’ anyway, so you can just do the s13 manually first if it really won’t let you do this without the rent collection service. (@David158 have you tried?)
Serving manually is easy. The form for a s13 to send 2 months ahead of the increase is here
“A Section 13 Notice is completed using Form 4A, which can be downloaded from the government’s website. Once you have filled out the form you’ll need to serve it on the tenant(s).”
Don’t understand why you would want to change original listing that is the record of original advert which just sets the original rent if using rent now, or the max original rent if not using it. It is nothing to do with current rent.
Re compliance keep a copy of the s13 form, if you like upload to the tenancy document area. The form itself asks when tenancy started and last previous rent increase so covers all the compliance you need on this. Simples
