Hello, the tenants and I have agreed a rent increase in 2 months. Also I have downloaded myself and already served them via email Section 13 for the rent increase which they have accepted. What now? Is it better for me to use Openrent and then cancel it after a month, so it just costs £10 in total and no more? I can’t see any way to do the rent increase myself. I don’t mind paying £10 but I don’t want to pay £10 every month thereafter whenever I agree a rent increase? What would you advise? Thank you

Yes, form 4a thank you. I have sent that one to them.
The tenants have received that and accepted.
You have already served the section 14 form 4a notice.
If you are not using OpenRent to collect the rent there is no need to do anything. The increase is already legal.
If you pay OR a tenner a month to collect rent then you can ‘increase the rent’ on OR sysyem and OpenRent will then ask you the same details and send the tenants a 2nd form 4a and you can cancel the rent collection, but it doesnt achieve anything.
Just upload a copy of the firm 4a you already served into the 'manage document ’ section of the tenancy

You’ll know if they accept when they automatically increase rent payments from the date you stated on the Form 4a you sent them.
You don’t need to do anything further except monitor that they pay the increase when they should.
They need to change their standing order.
I send monthly rent receipts. On the one prior to the rent increase, I add a reminder for them to change their standing order to the new amount.
