Hi

I am looking to Put a room up for rent likely in 2023.

Does anyone have any advise when I should put an advert out?

Around 2 months before, 3 at most. Expect a lot of enquiries and wasted time the longer you do it. 2 is a safe bet.

Many people simply will not read when you say “not available until 2023”

Id say as soon as its available. I had my first reply, (of 58) within a few mins of the advert going live. Most people wanted to move within 0-2 weeks

I have found that most will have a months notice to give with current landlord, but many are happy to move before it’s up and pay rent on two places.
