Asking for medical records is likely to be a breach of GDPR. A Privacy Notice doesnt cover special categories of personal data. I suggest you report this landlord to the ICO.
I do understand now why TT complain about long questionnaires here. No wonder many are left unanswered. Ours has 4 questions in it. The rest we can talk about later. LL lose TT with tedious questionnaires like that. They need to keep in mind that TT inquire for dosens of properties and wonāt take 7-10 min to attend to each. If theyāre interested after the viewing, they will be motivated to answer all other questions that LL may have.
Iād say itās discriminatory and unacceptable. It reminds me of lease conditions on one property in Weston that we were considering buying to rent. It said rental is not allowed to unmarried couples. I kid you not. Management was done by a group of flat-owners in the block, all in advanced age. Old ideas, old morals. We had a good laugh with our solicitor. She said sheās never seen anything like that.

No way would I need all that info just to view
income, right to rent, some other stuff if I decide to proceed.

I have had a couple of long drawn out application forms sent to me, and on occasions they havenāt even confirmed the property is available. I am fine answering a few questions, but I am not going to give out all my passport and national insurance and definitely not my Drās details. Also have been advised until forms are completed and I can confirm that I am entitled to rent in the UK I canāt view. And I guess it also doesnāt help that I am on Universal Credit as a lot of landlords are not keen on accepting. This is my own personal experience, I am not saying all landlords are the same and have the same attitude towards a potential tenant.

The response I got for the medical history was to confirm there was no mental health issues.
The passport and national Insurance details were to confirm I was entitled to rent in the UK.
Please do not get me wrong, I am happy to comply with a landlord, but it works both ways, would like to see a property first, and that we both have mutual respect for each other to make a decision whether we are both happy moving forward.

I have never had just four questions,. Last application form I received via email, was four pages, and even asked me for a copy of all my incomings and outgoings financially, in the form of a bank statement.
I am happy to comply with landlords questions, as respect this is a two way trust relationship, Landlord - Tenant.

if you did have mental health problems, it would also be a breach of the Equalities Act. If this landlord came through Openrent then I suggest you ask them to intervene.

I am going to collate all my correspondence from Landlords and just send to Open Rent, leave it in their hands to prevent others having to go through the same drawn out procedures that are unnecessary. And now concentrate my attention on finding a home using all the information I have received on here. So thank you for your input.

Possibly, but still no excuse to be arrogant and rude in her email. So easy to hide behind a email to enforce unnecessary power, I feel for her new tenant. And she will possibly get one who is desperate to be rehoused and put up with her arrogance and rude communication with another human beings. Like I have mentioned, funny how individuals can hide behind a key boardā¦
No thats too much information. View first and talk face to face. Most of that information is done at point of referencing. The usual for me is finance work ethic, pets, how many in the family, why you are looking to move, how long in current employment criminal record and how you intend to look after the property and comply fully with the contract agreement. Thats at point of contact at the viewing THEN you would be referenced fully in the usual way before offering the tenancy.

I only request ID, income details, where they work. Why moving & thatās it fir viewing. Then I do have a long questionnaire. But not invasive such as asking about mental health issues!! Heck everyone probably has sone kind of mental health issues in these current times! Hands up! None of my business as a landlord. But I do understand if someoneās had a terrible issue with someone who had mental health issues so maybe if you really want the property just say look, Iām happy to disclose blah blah blah before the viewing and let them know what youāre willing to disclose after. It is a landlords market at the moment so be careful. Itās really awful. I donāt even know if I would pass all the checks & Iām a Landlord!

Thanks for the input. I took a step back because potential landlord made it clear that if I did not answer all the questions I would not be considered for a viewing. And it was only going to be a consideration as I was on Universal Credit.
I am not going to sugar coat it, Iām not Willy Wonka, he was just being a control freak regardless of previous experiences he had with previous individuals.
