Kelly, as I said, I do make exceptions and allowances when I come across an applicant who strikes me as likely to be an excellent tenant. I am sure you will find a like-minded landlord soon.

Itā€™s a nightmare Iā€™ve wasted 14k recently in rent alone which could have been paying off a mortgage Iā€™ve not rented for over 20 years rents are higher than my last mortgage considerably and although a healthy bank balance no one will give me a mortgage that I can pay off, never missed a mortgage payment in my life, so frustrating!

I do hope so I have a viewing on Monday. I am always upfront about my dog (Itā€™s listed as no pets) and they are happy to show me around so hopefully it will be suitable.

I think you will find that the rental market is a little ā€˜sensitiveā€™ at the moment, not just for those looking to rent, but for landlords too. I am sure you will be in luck on Monday and I wish you all the best in reaching a good outcome from the viewing.

I agree withyou to pay on a mortgage is better than paying rent. Its one of my bugs that a good tenant with a good track record of rent payments cant get a mortgage for a similar amount, and I say that as a landlord . I have had tenants who never missed a payment . I give a good reference, but they cant get a mortgage .Its just not fair. I was fortunate many years ago to get a private mortgage off my Landlady after I put down 33% deposit .THe house was Ā£4500 !! that got me on the laddeā€¦ I was luckyā€¦

What tenants donā€™t consider but take for granted is simply that they are living in someone elseā€™s property and despite how unreasonable they think the rules are concerning pets, rules are rules. If the tenant doesnā€™t like or appears unwilling to abide by the rules set by the landlord then a simple solution is to leave and find a more suitable property to rent.
Every applicant Iā€™ve had with pets have described their dogs or cats as being exceedingly well Trained and behaved However the truth of that statement doesnā€™t become apparent until after the Tenant has moved in with the tenant totally refusing to pay for any damage the animal has caused.
I have been a victim of a tenant with pets who trashed my house. Caused neighbours to complain about constant barking. Caused damage to the house. Littered the garden with animal waste and caused the entire house to stink to high heavens with cat urine. I put the tenant in court on principle as they refused to make good or recompense the damage they and their pets had caused. So itā€™s a case of the few have spoiled it for the many and I have little to zero sympathy for people with pets that expect the Landlord to cover the cost and aggravation of keeping animals they canā€™t Acceptably manage.

If Labour get their way pets will be allowed by default, even now the new model contract says a lanrdlord can only refuse pets with good reason, though this is open to interpretation. Sooner or later it will be hard for landlords to refuse pets, and theyā€™ll (the authorities) talk about fairness and considering both sides of the argument, just before they ignore the issues landlords face and ride all over our rights and concerns in favour of the tenant. I donā€™t know why we bother. If things keep on the current trajectory in no time weā€™ll have to leave chocolates on their pillow each night.

As a bit of an aside, sooner or later other investment options will come back into play, like interest rates getting back to normal (6 - 7%). The moment this happens, there will be a mass exodus from the PRS and whoever is in charge will end up chucking everything they possibly can at the sector to try and get us to remain, but chances are itā€™ll be too late. And people like the OP, who moaned and complained about their own needs without giving a thought to the landlord will end up the losers in the long run when they struggle to find a home at all, let alone one that takes pets.

Martin that was an excellent response the content of which I hope will never come to pass but sadly and especially if Labour gain power they will try to make it compulsory that tenants can have pets but there will be a lot of section 8 or 21 notices creating a reason for asking tenants to leave. My attitude probably echoes many Landlords in that nobody tells us who Or what we have to allow into our properties unless we as the owners choose to do so.
But how would you respond to some half wit who wants to keep exotic pets including large snakes and reptiles as some tenants would take the new found liberty to the absolute extreme! Some arnt capable of looking after a goldfish.

there are ways a landlord can determine if a prospective tenant has a pet without asking them directly if such a law comes out. Then the landlord can go with his/her own wishes

This situation is part of the wider issue of leftie ultra-socialism (read Marxism). We are being forced to accept a world view based upon othersā€™ ideologies where we are mandated to go along with their notions of fairness/equality etc. Despite any genuine concerns we have, we will be dismissed without fair consideration and remedies, with any additional risk passed on to us. We have the same situation with the idea that stating no DSS is discrimination. Insurance companies, to date, have either loaded policies allowing DSS or refused them. Clearly there is a risk based upon fact, yet we will be forced to deny these facts. I know this all sounds a bit over the top for something seemingly as trivial as allowing pets, but itā€™s yet another indicator of how the PC, Woke, wrongthink mindset is permeating all our lives, where real concerns of landlords are dismissed. But look underneath the covers and what you actually see is leftist dogma appealing to the have-nots by manipulating thier sense of envy. And our traditional ally, pro-business Tories MPs, have abandoned ship because they are too worried about being cancelled and losing their jobs. Itā€™s a shame that these very real issues are not out in the open and properly debated, rather than me with my two-person audience shouting into the void. Very frustrating.

I find it particularly confusing how so many tenants, wanting to live in other peoples properties, feel so entitled when it comes to pets.

Life is a compromise, and if you canā€™t afford, or donā€™t want to buy your own house, then you have to live by the rules of the rental property.

Stop blaming the landlords, and direct your frustrations toward the government whose legislation has made it extremely difficult, if not impossible, for landlords to protect their properties against the careless tenants who do not take personal responsibility for their actions and lifestyles.

Itā€™s about time legislation is introduced to address this issue and allow a special pet bond to cover pet owning tenants, especially if it eventually becomes mandatory to accept pets in rented property. I would rather accept pets up front with suitable security, than have tenants introduce them covertly after they move in with no security.

I agree, itā€™s totally unacceptable that tenants feel they have a god given right to bring pets into a rented property. I allowed it once and never again. I had to evict the tenants despite the empty promises made to look after and maintain the property and clean up after their pets however once they had permission the number of pets expanded and the property took on the appearance of an ark with cats and dogs and the vile smell of cats spraying in every room and dog mess decorating what once was a lovely Garden. They even had the nerve to deny fault and it took three days in court to eventually get the money I was entitled to.
The last General Election saw the idiot Labour Party trying to buy votes by campaigning to allow ā€œwell behavedā€ pets into tenanted property regardless of the Landlords wishes Thank god they werenā€™t successful In getting elected or the housing crisis would have got considerably worse than it is.
My advice to any Landlord is simply never allow pets. The tenant seldom pays for any damage they cause.

Hi I loved your post, because I have three cats housecats who are clean and no problems with but finding a property is impossible, I have just begun to look for a property in Scarborough as my daughter and grand daughter are moving to soon to be living there. I have I have a am retired and responsible for my pets as most of us are respectable caring people. We have a I fully understand the Landlords point of view. We I would be happy to take out a pet damage insurance if neededoe pay a n extra charge. Once letting a property myself and having a mess to repair still after 20 yrsget angry. I have lol

the simple fact is this > You want to rent someones property ,They say ā€¦these are my requirements for you to rent the property , if you dont like it, go somewhere else

I love your straight to the point posts.
If you have read my responses you will know my views on how landlords are treated by some tenants and my views on the subject as a whole. Itā€™s no wonder you are all feeling betrayed by the governmentā€™s rules and the tenants who misuse their tenancies and squat etc.
After listening to landlords comments about tenants, and seeing it myself to a small degree you have a perfect right to use your disgression in all ways appropriate to obtain the best Tennant.
Myself, if someoneā€™s chosen to deny pets from a property, then whether I like it or not I must accept this and move on, however not to be judged on my own merits, but on the behaviour of disgusting, disrespectful people who donā€™t have any self respect either (probably an unknown quantity to themselves) makes me really angry the law is an ass to be polite, these people want to come into the real world and have to deal with the problems caused by their so called improvements.

And I cannot find a property, itā€™s as I posted before, there needs to be a separate page for or site for Landlords who have pet friendly properties and say pet insurance for damage caused, taken out in landlords name paid for by the tennant by direct debit and copies of insurance policy to both parties, though I am not sure that this could be done by an insurer at the moment. (need to investigate this myself, now)
It is sad that so many landlords are selling up too, but enough is enough, who needs the upset.
