just read your post, I agree completely with your comments, there are a good and bad in all that to applies to pet owning tenants.
When I leave a property, I have sold or rented in any way the very last task for me is to leave the place clean.
Tennants who abuse should be accountable for their actions its called being responsible.

The personal circumstances of Tenants posting on here how well they manage their pets and how happy they would be to finance any damage is all āpie in the skyā to me. I do not know the tenant applicant other than a brief interview where they could attempt to convince me Elvis us still alive and the moon Is made of cheese but would I believe that I would be able to live hassle free with tenants and their pets occupying my properties ⦠I think not!!
One pet leads to another etc and eventually a Zoo!
Filling in a sheet full of questions isnāt going to prove honesty or Long term intent regarding Pets which in itself could be anything from a poodle to a crocodile.
The best option is to say no to pets, period

All I can say is the experience has made you very bitter, and hostile toward us pet owners,
I donāt see it as a god given right to take a pet into a property it is a privilege these days and renting property to the most suitable applicant a nightmare and a great risk as these days there are a lot of⦠People who have no thought, care or respect for anything or anybody even themselves but will do what they like regardless or the pain and upset they cause, the law is an ass, they should be held accountable.
However you cannot lump is all together as not to be trusted, I for one do not belong to a group of people that behave in that way, my pets have distractions etc and what damage they cause is minimal and repairable, so I speak out against your condemnation of All pet owners that do not behave in that way.
Is is sad to hear how upset and resentful this has made you but you cannot blame us all.

Set up a petition amongst your pet loving tenant friends for pet rent and pet bonds, and when you get 100,000 signatures (??), your petition will get a hearing in the House of Commons.
Until that time, my adverts will always reject pets.
I hold out little hope for you as you, being a considerate pet owner, are in a distinct minority. Too large a proportion of the tenant population, do not take one iota of responsibility for their or their pets actions, and guess who is always left suffering the consequences.
pet bonds wont work as that will need a ācomitteeā to administer. Who would pay? the landlord of course ! We want as little as possible to do with paperwork .we have loads ,the tenant has hardly any . Tenants pay no fee the landlord pays a large amount. Thats why many rents are high. These are business costs that must be paid by someone. Gas check, electric check, landlord license, cleaning costs, reference checks, ,letting fees to the landlord or Open rent⦠have I missed anyā¦??
I have no doubt that In truth not every pet owner is the same but how does a landlord distinguish a bad tenant With pets from a good one? To us Landlords applicants are total strangers who from experience can and do tell us anything to get through the door and once inside reap havoc. Itās a gamble with any tenant but an even greater risk with a tenant hosting pets.
The problems start issues the pets cause, i.e damage, nuisance barking, aggression, and lack of general pet management. In all cases itās the Landlord who ends up with the mess and hassle, the tenant simply moves on and with a limited number of available pet friendly properties it can sometimes be a long protracted scenario getting the tenant to actually move!
Now I ask, if you were a Landlord how happy would you feel renting to pet owners knowing the potential hassle you might get???

I wouldnāt unless I knew them well and could cover myself in any situation with the pet, but itās that simple.
I can say I blame any landlords for refusing pets, smokers, etc
Why would you take a risk that is not calculable.
Of course doesnāt help me, but I will keep trying for a property with a landlord who can see I am of my word, that is all I can do.

Out of 8 rentals only 2 donāt have pets in my portfolio currently. Not had problems yet with pet owners except once with a Tennant who got cats without permission and left the place with fleas and damaged carpet. I have however over 12 years had far more non pet owning tennants who trashed the place didnāt pay rent etc. Every one of these problem ones were agent sourced. Since doing it myself (via openrent), Iāve never had a problem nor a void nor any additional effort. Could be coincidence, but the learning for me⦠agents cause more issues than they solve, both for me and tennants, as their drive is different to mine. Pet owners tend to be more respectful and frankly thankful. Some additional context⦠I own DHH group, franchise hq for doggieholidayhomes.com two tennants work in the organisation so my leaning and experience may be skewed. Still⦠Iāve raised this before. I dont feel there is more risk overall and on average having tennants with pets.

Your views.regarding pets in your properties is heartwarming. There are virtually no pet friendly landlords , it seems .
They say pet friendly but read the property speck no pets sorry. I find this disheartening as I am looking for a property with 3 house cats who are clean and flee free. They are house trained, Iām not saying they are perfect but I repair any damage they happen to cause but theyāre not really bad.
Estate agents just say oh! No landlords will not entertain you with pets
I do understand how bad it can be for landlords but itās almost impossible to make progress

Ads say pet friendly but practically no one takes pets due to risks to their properties,the local council if you havenāt already contacted them should be approached.
I think a tent could be the easiest option for us both.lol

Julia, I just donāt understand how people in rented accommodation can and without a second thought decide to have a pet in the first place. When they do, and find it problematic to find housing because they have a pet they then turn their frustration towards Landlords who in the main have been used and abused by belligerent pet owning tenants who feel they have a perfect right to impose their ark of animals into their properties.
I find it totally irresponsible of Pet Breeders who supply animals to people in rented accommodation who will more than likely find difficulty in ensuing years in finding a āpet friendlyā home.
The government are offering a Tenancy Agreement that includes pet housing (to Landlords who wish to use it) however, they do state āwell behaved petsā which is clearly not possible to demonstrate in the case of a young pup which will chew everything in sight.
There are also the issues of neighbour disturbance, pet aggression, damage and maintaining clean outside areas, all of which meet with instant promises and assurances from the tenant. The reality is that once they have the keys to the property the commitments they originally made are empty words and all the problems fall at the feet of the Landlord to resolve.
My advice to Tenants with pets is to get a mortgage. You can then have as many dogs, cats and crocodiles as you wish in your own house but!..never in mine.
Thatās how it should be Anne. A bit of give and take. I have been a tenant where I am now for 9 years, My landlord couldnāt be more neglectful if he tried, to the point that Iāve been burgled twice and both times he wouldnāt pick up my calls or return messages and I had to call a locksmith to sort out the door, the last time he eventually agreed to install another lock on my door but that is about it. I carpet clean the house every other year and have repainted it entirely twice as well as laying down new flooring in the bathroom and toilet.
Now I have my partner and his elderly house cat living with me and we want to move to a bigger place with a garden. Well we canāt even get a viewing. I donāt care what anybody says, this is unfair.
I had a cleaning business before specialising in End of Tenancy cleans, and the worst damage I ever saw was done by children, humans and dogs in that order, not by house cats. To me it is discriminatory and unfair and they are loosing out on great tenants by not even bothering to look at this on a case by case basis.
All Landlords should be like you. What a star. You clearly know that tenants are people too and have the normal things in life. Thank you.

I have been looking for months, no one will even give you a chance. I only have one small dog and even that is an automatic rejection. Yet people with children that rip the wallpaper off the walls, scribble over everything, fill the garden full of plastic rubbish can find something easily.
