Negotiated Reduced Rent with Landlord but Payment Listed as Late in Open Rent

So at my flat, the washing machine is broken and the landlady doesn’t want to fix it anytime soon. So I negotiated £50 off the rent for dry cleaning fees to which she agreed. She agreed I could deduct this from the £1400 rent I pay.

I’ve done this, but now open rent is telling me I’m behind on the rent, £50 behind. What do we need to do? Do I need to tell my landlord to do something on their end of the system to verify they accept this reduced payment?

It doesn’t matter. Openrent only receive & pass on your payment, so as long as the landlord is happy, doesn’t matter what the OR portal says.

Do you have the agreed reduction in writing? I would suggest you speak to Openrent about it. I wouldnt want it on my record as a tenant that I was in arrears.

Its reasonable evidence, particularly if its part of a longer exchange of message to add some context.

That’s one bonkers LL. In 6 months, she’ll have effectively paid for a good-quality new machine but will have nothing to show for it.

IIWY, I’d say something like, “How about I get a decent washing machine and deduct £50 off the rent so you can pay me back for the machine, delivery and installation? I’ll shop around and give you a few to choose from.” That’s a win/win if she goes for it.
