Referencing and UC

Estate agent has put you forward for referencing , but any idiot can understand that you income has to meet a certain Criteria, so if the Agent has done this knowing you can not afford it , what. !!!
If your parents are property owners they will be the best Guarantor you can have, I would take you on at that, I have many with Property owner guarantors.

Today I have paid the deposit and one month rent upfront. They asked for no guarantors or rent in advance so took my proposed universal credit top ups in to consideration, it took alot of work with plenty of knock backs and discrimination of my low wage. So I hope that this is reassuring for people that find themselves in the position that I did where the UC they currently got was not enough to meet the rent on a new property. My children are escatic and finally we can start to move on!

Hi, still no joy, I’ve looked at facebook and gumtree, so many scams on these platforms.

That’s true, It might with some private LL’s, but there are none anywhere in and around my town. I have written references , estate agents not interested as I only make 28k p/y, they say I need to make a minimum of 30k to pass affordability, even on houses that are cheaper on rent than where I was before and am now.

Shows it is possible. I am in a similar situation. Living with my mum and baby on the way. Desperately need my own space and provide a home for him. My mum is retired but a homeowner. Nearly all wont accept her as a guarantor though. Have 6 months worth of rent saved but no most want 12 months upfront and working part time, full time uni student on benefits. I struggle to even be allowed to do a viewing and even if get through that barrier competing against so many others.

There is a bit of hope. I know someone who knows her landlady is currently trying to evict her current tenants (no idea why but nothing to do with me) but its so perfect. Rent wise, space and its just 7 doors up from where I am now but the best part is the landlady will accept me as the tenant BUT no idea how long it is going to take as they have children so bet going down the council route which can take an extremely long time. Do feel for them a bit but clearly done something wrong to get evicted, know they have trashed the place.

I am willing to wait but sadly just feel I have no choice at the moment. Having a 2 bed and close to my mum as unlikely can have my dog with me is so important.

Anyway all the best and I’m sure you will show and prove that some people on benefits/working part time are decent and pay rent on time :slight_smile:
