After referencing why do I not get an option to rent now once all has passed ?
I dont advertise the property as I already had tenants come to me
Presumably you have already activated ‘Rent Now’ with your preferred tenant / applicant. If so, then they would have paid the holding deposit, and now the system will guide you to accept to decline following the referencing.
If you have referenced outside of any rent now application, and hence have not yet asked the applicant to place a holding deposit, then you need to activate the advert, then immediately add their details in as a manual applicant, and then ask them via the sysetm to place the holding deposit. Once they do this, the system will prompt you to reference, which you have already done, so you will bypass that to issue the contract.
