Selling with tenant - what is best way to transfer OR tenancy etc to new landlord?

Hello,

we have a buyer for our property who is an investor and happy with tenants in situ.

What is the best/simplest way to transfer the tenancy and deposit?

Deposit protection & tenancy agreement are both through OpenRent.
