Tenancy agreement/rent collection

Am I able to have open rent still collect my rent without signing the tenancy agreement open rent suggest to use? There are a lot of contradictory clauses that I’ve been happy to remove or put in writing and it’s just more worth signing from both parties instead we have another tenancy agreement. Need advice as I feel like I’m just going in circles. First time(landlord)

Openrent rent collection is only available if you use Rent Now, and the Openrent standard tenancy agreement.

Be careful about changing or making up your own clauses, unless you have legal training.

As a first-time landlord, I’ve agreed with my tenant to use a custom tenancy agreement that better suits both parties, rather than the default OpenRent AST, which includes clauses we’ve mutually chosen to exclude.

Can OpenRent still collect rent if we’ve signed our own agreement outside the platform? I’d like to keep rent collection through OpenRent but avoid confusion with the standard contract.

My previous answer, immediately before your question, remains relevant to your question, just as it was to the original poster, and my comment about adding clauses, would apply in the same was as removing them.

Out of curiosity, which terms did you want to remove?

Hi Perri, you’re definitely not alone a lot of first-time landlords run into the same issue. Yes, OpenRent can still collect rent even if you’re not using their default tenancy agreement, as long as both parties (you and the tenant) have signed a valid, alternative tenancy agreement. OpenRent’s rent collection service operates independently from the specific agreement used, so you’re free to tailor the contract to suit your needs, provided it’s legally compliant.

It’s wise that you’re removing or adjusting clauses you’re uncomfortable with just make sure everything important is clearly stated in writing and signed by both parties. If you’re unsure, it might be worth getting a solicitor to glance over your custom agreement to make sure it protects both sides fairly.

It can feel like a maze at first, but you’re doing the right thing by asking questions and staying cautious. Hang in there it gets easier with experience.

I’m confident that you are incorrect. I’m confident that Openrent will only collect where their own ‘RentNow’ agreement has been used. This is customisable with bespoke clauses, but no default clauses can be deleted.
