I have new tenants going through the Open Rent credit checks and comprehensive referencing process.
Their employer won’t click on the Open Rent link on the email so has written the reference in PDF format.
My tenants are asking if they can send me the reference directly so I have the copy in this format.
I think it best I ask the employee to email the reference to me as a attached so comes from them.
the problem is I don’t know how to move onto the next ‘contracting’ stages as the references show as ‘awaiting’ in the portal.
Has any experienced this who can help?
Well, it can be frustrating when employers aren’t filing forms as expected. It delays the process incessantly.
However, it is your property , you are conducting a comprehensive reference checks for a reason, right? I’d say wait a bit more with the hope that the employer would play ball.
While you wait, put pressure slightly on the tenant to chase his/her employer and a subtle threat that you would consider a different applicant if you don’t get the reference checked out - set a deadline.
Now the referencing process won’t wait forever either. I believe after a week (that’s long innit?) , they will send you a report of what was checked and not checked. Again your call to decide how to interpret the report.
What you can also do is ask the tenant to get in touch with the referencing company. The tenant can provide at least three months pay slips - latest pay slips. The referencing agency should be able to extract the information they need from the payment slip.
Let me also add the agency may be lazy to manually look into pay slips. They just want to send email to a company address and expect some forms filled out. Anyone can easily fake this process - give a friends email and ask a friend to act as supervisor - employer
You can’t go wrong with pay slip.
I have had this before. Sometimes it is the tenants’ employer’s IT security policy to not click on external links, which prevents them from completing the employment reference in the usual way. I asked the tenant to request their HR department to send the PDF reference document to the referencing company who were able to manually add it to the reference report. It does delay things by a few days so if you’re on a tight deadline and you don’t mind it not being included in the reference report (and potentially failing the section on this), you could ask the employer to email the document to you directly and then press ahead with the contract stage.
I just want to say our service does account for this and employers are given a unique key they can provide us so they don’t have to follow any URLs / external links to complete their reference report.
